Once your application has been approved by the landlord, you will be assigned your personal Property Manager. Your Property Manager will then arrange for your leases to be signed, bond/rent to be collected for your first month.

During your tenancy, your Property Manager will be available to assist you with any maintenance/repairs, rent payment matters, lease extensions and rent increases.

Urgent maintenance & repairs should be reported to your Property Manager without delay.

Tenant Selection

Compulsory checks are conducted through nationwide databases known as the National Tenancies Database, which captures all previous rental history, any outstanding matters, we also speak to personal and business references and employment is confirmed.

We use different forms of advertising, but with the age of technology taking over the vast majority of tenants are sourced through multimedia platforms. The internet alone attracts a large number of potential tenants and allows for convenient and timely processing for many potential tenants to your property with unlimited views per day.

Domain.com.au, realestate.com.au is the most commonly used, we also back this up by using our site www.reignestateagents.com.au. Therefore capturing as much traffic as possible for your property.

Rental Payments

REIGN ESTATE AGENTS has a ZERO tolerance towards rent arrears, tenants are advised at the commencement of their lease that our office takes a strong stand against rent arrears.

We do offer a number of options for your tenant to pay their rent, methods such as electronic payments, direct debit, we will soon be looking into online payment through our website using the tenant’s credit card or they are welcome to attend our office in person.

Rent will then be deposited directly into your nominated bank account within 24 hours of receiving the funds.

If a tenant falls into arrears we will chase it up with reminder calls, written notices and even SMS messages.

Rent Reviews, Inspections, Maintenance, Rent Reviews and lease renewals are conducted 3 months prior to the end of the tenant's lease or every six months if the lease has expired.

Rent increases will only go ahead with the approval of the landlord.

Routine inspections are normally carried out at six-monthly intervals this is to ensure the tenant is maintaining the property and also to check if maintenance is required.

With all brand new tenancies, an inspection will be carried out after three month of the lease.

Your dedicated Property Manager will advise you immediately of any maintenance or repairs that are required.

If any works need to be carried out it will only be done with your approval and by a company approved tradespeople. With all major works, three quotes will be obtained for your approval.
